Pending Sales Remain Strong


For two years buyers have been waiting to come back into the Marco Island real estate market. Well, it appears it's safe to go back into the water again. We are seeing good growth in properties going under contract(pending sales) in the last couple of months. Particularly in May, a traditionally down month for pending sales, we are postioned to meet or beat the April 2007 and May 2006 numbers.

With 10 days left in May, total pending sales are 1 property shy of May 2006 numbers and 81% of last month's numbers. Single Family Homes have match last May's numbers and are 76% of last month's pending sales numbers. Multi-Family Condos/Townhouses/Villas are 2 properties shy of last year's numbers and 87% of April 2007 numbers. Lots are also picking up some momentum as they have matched last May's numbers and have already surpassed April 2007 pending sales.

Furthermore, overall average sales price is higher that April 2007. This could indicate that buyer's are re-entering the higher price sectors of our market. In addition, we have seen increased abuyer activity on our websites and other lead generation systems. These are all good signs that our market is returning to a normal ranges. If these indicators continue to progress the way they are, it is going to be a very good summer for Marco Island real estate.
