How will Marco Island Academy Effect Marco Island Real Estate?


Despite the controversy of whether or not Marco Island needed its own high school, the Marco Island Academy has received its final approval to make its existence a reality.

But, how does it effect Marco Island real estate?

The creation of a cutting-edge high school within the city boundaries should have a positive impact on the real estate market in several ways. First, a complete educational system will make a Marco Island an even more desirable location to relocate for out of state full time residents. Secondly, we anticipate that families may move from the surrounding areas of Naples and Bonita Spring to send their children to the school. It may also curb the number of island residents that send their children to off-island private or public high schools other than Lely. Thereby, minimizing the attrition of these families who move off island for high school. In addition, the Academy will need teachers and staff to run the school, creating additional demand for housing. Finally, there are the snowbird grandparents that may follow their children down to the area looking for their winter nest. These snowbirds may chose to spend longer periods on the island as their families are there. The school could also provide some economic benefits as it draws off island students, their families as well as teachers and staff members onto the island to utilize the island businesses. More full time residents creates a more balanced economy.
So, the overall result will be that the Marco Island Academy will draw more people to the island, increasing demand for housing and helping balance the economy. Who can argue with that?

Marco Island Real Estate Statistics February 2011

February was another incredible month for Marco Island real estate. Total inventory was down almost 5% from last February while pending sales went up 30+% with 82 units. This breaks the previous high of 75 in April 2009 and well above the 44 unit average. Sales volumes were up for homes, condos and lots in both year-to-year and month-to-month comparisons. Over February 2010, homes sales were up +21.74%, lots +14.29% and condos +31.03%. Furthermore, overall average sales prices were up about 4% over last year.

Vacation Home Market On The Rise

Well, it was just a matter of time before the vacation home market would reestablish itself. 2010 was the time. The Wall Street Journal recently reported that sales in many vacation communities across the U.S. soared last year to levels not seen since boom times, driven by deep discounts, cash purchases and buyers' rising stock portfolios.

With waterfront sales nearly tripling last year, the Marco Island real estate and Naples real estate markets are primed for further growth. 2010 was a year of growing sales volumes and in the last month, we have seen an increase interest in buying property in Southwest Florida. These buyers are no longer kicking tires, they are ready to buy!

Marco Island Real Estate Statistics July 2010

The rocky economy continues to impact the Marco Island real estate market as sales volume continues to slow. Buyers seem to be taking a breather to assess the current financial environment. However, we should expect some negative adjustment as we move into the slower summer months. As well, July 2009 was building on a very active season. If there is a bright spot in the numbers, it would have to be that average price are down by 45% over last year. So, there are plenty of bargains for buyers to take advantage of. Unfortunately, that doesn't help our sellers.

Q2 2010 Marco Island Real Estate Statistics

After a slow May, the Marco Island real estate market resumed its positive movement in June. Although closed sales were down overall, pending sales were back up 22% and average price was up by 2%. Based on the second quarter statistics, sales volumes increase 39% over last quarter and 15% over last year's Q2. We also continue to see reduction in the available inventories. Marco Island Real Estate Statistics May 2010

The Marco Island real estate market took a breather in May. After months of consistent growth, the sales volumes showed below-average results with the overall sales volumes dropping just over 10% as compared to May 2009. Keep in mind, first half of 2009 peaked a little later then normal. In addition, the home buyer's tax credit may have been an incentive for more homes to close by April 2010. So, the questions is, will this trend continue?
As you can see from the graph below, Marco Island real estate sales volumes show some consistent fluctuations and is trending up. We would have to believe that these patterns will continue as prices have leveled off and demand is steady. Looking at the June volume so far, we are on track to meet or beat the May numbers.

Tis the Season FOR BUYING!

Wow, how time flies! I've been so busy these last several months that I just realized how bad I've been at keeping you up to date on the Marco Island real estate market. So, I'm going to catch you up all at once.

As for the current Marco Island real estate market, it is really picking up! Although, third quarter numbers were right in line with the same timeframe last year. The last three months have been very active. With 10+ more days to go in the quarter, the numbers are significantly higher than Q4 of 2008. Active inventory is down by almost 21%, pending sales are up by 90%, closed sales are up 47.7% overall.

Marco Island Real Estate Stats - February 2009

Things are starting to heat up again on Marco Island after the island went into a couple of month lull. Pending sales are starting to rise as well as month to month sales growth. One category really shined out. Single family homes sales increased 39+% as compared to last year and an incredible 78% growth from the last month. All in all, we are seeing more buyer activity which will eventually turn into more buying.

Marco Island Real Estate Statistics - November 2008

Well, did we expect it to last forever? For the first time this year, overall sales volume was down as compared to last year. With the stock market on a rollercoaster ride and the financial markets going crazy, it's not surprising that the media is perpetuating negative sentiment.

Did you ever think that if we all paid no attention to the media that our world would be a better place?

Yes, it's good to be informed but too much information creates paranoia, paranoia creates fear and fear cripples a nation. Thankfully, the way we react to the situation will determine our fate. There is opportunity for anyone that can change their mindset and turn a negative into a positive. In this time when others clutch in fear, a few will seize the moment to reap great rewards.

Sales keep rolling on! Overall sales registered over 26% increase over October 2007. As well, new pending sales were up 50% with Single Family Homes notching a whopping 133+% increase over last October. Expect further growth as we move towards season.

Marco Island Real Estate Statistics for Sept & Q3 2008

Marco Island's real estate market continues to show positive growth in properties going under contract and sales volume over the last 3 months. That makes it 3 quarters of positive sales volume in a row. If that is not an indicator that Marco Island real estate is starting to move again, I don't know what is. In particular, September was an outstanding month as compared to the previous September.

It remains to be seen what the effects of the current financial crisis will bring. However, if investors are pulling their money out of the stock market, they will adventially have to put it somewhere.

Marco Island Real Estate Statistics for July & August 2008

It seems that I have been slacking on publishing the monthly statistics. So to catch up, I have provided the links to both the July and August 2008 Marco Island real estate statistics.

July was a better than average month with nearly a 35% growth in overall sales over July 2007 while August sales where slightly down by 15%. Considering the economic turmoil that the country has been in, these are relatively good numbers.

Are You Entitled to Discounted Flood Insurance?

Marco Island has been verified as a Class 6 in the National Flood Insurance Program’s (NFIP) Community Rating System (CRS). This means that NFIP policies issued or renewed for properties in Special Flood Hazard Areas beginning October 1, 2005 are entitled to a 20% premium discount. To verify if your property is eligible for this refund, please follow these steps:

  1. Go to http://gis.colliergov.net/website/femaflood/ and enter your address. At the bottom of the display you will see a NGVD number (EXAMPLE:Base Flood Elevation NGVD: 9.3). If your home’s elevation is equal to or higher than this number you may be eligible for the discount. Review your home’s survey or FEMA Elevation Certificate to ascertain the base flood elevation. You may find a Elevation Certificate in the bottom left corner of the Collier County FEMA Map Viewer for your address.
  2. Review your Declaration page on your flood insurance policy to see your CRS Discount, or contact your insurance agent.
  3. Contact Bob Devlin, Marco Island Flood Plan Coordination at 389-5000 to receive a letter to give to your Insurance provider. If you have any questions you can contact Bob for clarification. This information sheet is also available under Standard Forms

Sales volumes continue to show positive growth. June pending were up over 40% with lots up over 80%. Inventories are down for June 2007. Closed sales were up in all categories and momentum is consistent. We continue to have great deals available. Buyers Positioned To Take Advantage Of The Good Values

I've notices a trend in the last month that is worth noting. Buyers seem to be positioned to act quickly on the good values that are coming up on the market. In the recent weeks, I have attempted to put contracts on several properties to find that they had another offering in play or had just accepted an offer.

So, what does that mean for buyers and sellers?

As for buyers, if you are looking to pick the low hanging fruit, you will need to act quickly and price aggressively. The thought that you can bring in a low offer and negotiate up may cause you to lose out on your favorite properties. Good values are selling within 5% of the list price and some will even go for more than list if the price is right and multiple buyers are interested.

As for sellers, if you have an updated or newer property and are priced at the bottom of the market for your category(water indirect, water direct, beachfront, etc. , expect to get multiple offers ranging from 5% to 20% below list price. Be realistic, if you aren't getting offers, you may still be priced too high. If you don't adjust, don't expect many offers above the 20% mark.

Marco Island Q1 Statistics Show Positive Trends

Based on the Marco Island Q1 2008 Statistics , sales volume has outpaced the same period last year and April/May sales volumes are strong. In the meantime, inventory and prices have continued to drop from the previous year. Year-to-Year average prices are down about 20% from the peak of the last seller’s market while median price fell about 26%. We are also seeing positive price growth from Q4 2007 to Q1 2008.

The biggest factor that is driving this growth is buyer sentiment. Most buyers are now very positive about the real estate market in southwest Florida and many believe that THE TIME TO BUY IS NOW. I agree! We are definitely into a positive shift in the market, fueled by those buyers that missed their opportunity to buy previously, those baby boomers that are starting to retire and by a growing interest from foreign investors that want to take advantage of the favorable exchange rates.

So, what should you expect in the next 3-6 months?

Prices should be leveling off
Good deals will be available. Great deals will become harder to find
Buying activity should remain strong through summer as saavy homebuyers and the Europeans hunt for properties
Sellers should still be negotiable

Mad Money: Naples market shows signs of improvement


Jim Cramer of Mad Money on CNBC talked with Robert Toll, Chairman & CEO of Toll Brother's, one of the nation's largest builders. In that conversation, they both agreed that home prices were at the root of our economic problem. However, Mr. Toll stated that market, such as Naples(& Marco Island) are showing improvement.


I agree! Our buyer activity has been strong for several months and buyer's sentiment is as positive as I've seen in years. With the backlog of buyers as well as the new foreign buyers who are ready to take advantage of the favorable exchange rates, I anticipate that we will be having an active summer. Buyer beware though, the best deals are being scooped up.

Marco Island Real Estate Statistics February 2008

Here are the Marco Island real estate statistics for February 2008. There were some encouraging developments in February. New/Total listings are both down from last year.
As well, single family homes were up over 50% for both newly contracted(pending) and sold transactions as compared to February 2007. Condos saw a 20% growth in pending and match the solds from last year. So, it was a pretty good month. Prices are affordable, sellers are motivated and buyers are starting to look hard at properties. As of the post, March is just about to wrap up. We should be right on track.

Marco Island Statistics for January 2008

All in all, we had a respectable month with total property sales up by almost 5%. Good news, Active Listing have decreased from last year while pending sales have increased. Closed sales have increased as well. What doesn't show is the amount of buyer activity. Web traffic, showings and mortgage prequalifications continues to increase. A sure sign that the southwest Florida real estate is starting to get it's legs back. Stay tuned, the February and March number will be very interested.
