Marco Island Statistics - Sept 2007

As history would have it, September proved to be slow as usual. How slow? Is really the question.

Pending and Closed sales were down for Single Family Homes and Lots as compared to August 2007 and Sept 2006. Multi-Family(Condos & Townhomes) pending sales were on track with last year and well below last month. However, closed sales were strong than last month. So, it appears that Condos sales are picking up some momentum. Overall, the month was significantly lower in all measures the September 2006 and August 2007.

Could this be the calm before the storm?

By looking at the most important factor that influences sales on Marco Island, BUYER INTEREST, we could be headed for a productive season. From the period from December 2006 to September 2007, traffic at our website, http://www.marco-naples-homes.com/, has grown by over 500%. This traffic, mostly buyers, indicates a upswing in buyer interest. In most cases, these web savvy buyers are planning to purchase within a 6-18 month window. This shows that the buyers are lurking ready to pounce. Considering the favorable conditions (lower prices, plenty of selection and excellent negotiating power as well as improving cost factors), it is only a matter of time that we see sales accelerate.
