Ladies and Gentlemen:

At 6:00 p.m. on Tuesday, January 17th, City Council will discuss the proposed Waterways Ordinance. The matter is scheduled for discussion only, not official action to adopt the ordinance. The draft ordinance provides policy recommendations made by the City's Waterways Advisory Committee, the Planning Board, and city staff.The agenda write-up for City Council with the proposed ordinance are attached for your information.

Snowbird Migration Begins...

Yes, Marco Island is once again the migration destination for thousands of northerner ready to flee the snow and cold of the great white north. High Season doesn't officially start for another week, however, the telltale signs are starting to show.

The grocery stores are becoming crowded with anxious shoppers trying to reacquaint themselves with the store layouts. Checkout counters are lined with carts bulging with all of the necessities for a long stay. Restaurants again require reservations. Traffic flows a bit slower, It's harder to find a parking space, etc., etc.,etc...

To be honest, I don't blame these sun seekers for coming back to their place in paradise. We live in one of the most beautiful places in the U.S. The snowbird have known it for years. The investors recognized and exploited it. Now, the Baby Boomers will have to have it!!!

Time to start thinking about that purchase again.

DECEMBER COOL BUT MARKET PICKING UP

December turned out to be a transition month in the Marco Island market. After a fairly active November, the market activity seemed to cool down around Thanksgiving and remain slow until the weeks surrounding the Christmas holiday.

As of today, there are 628 single family homes, 725 condos and 492 lots on the market on Marco Island. Not great news for those that are currently listed or thinking about listing. The Good News is that we have gone through a cooling off period without substantial price adjustments, we are coming into season which will increase demand and we have a generation of baby boomers that are still looking for their place in the sun. Marco Island market may not be as red-hot as the 2003-2004 market was but I wouldn't count us out as one of the hottest markets in the years to come.
