Marco Island Statistics - August 2007

For the most part, August was a mixed bag for the different property categories.

Volume
For single family homes, we saw virtually the mirror image of August 2006 for number of new listings, pending and sales. On the flipside, condos had a horrible month, being 54% lower than last August. Lots, however, enjoyed a 250% increase in volume from last year.

Dollar Values
Average/Median sales prices dwindled in single family homes and lots, indicating that the trend is to buying the lower price brackets of these categories. In contrast, Average/Median sales prices for condos was up by 43%/3%, respectively. Eventhough, volume was down.

We should see continued sluggishness in the activity until we move closer to October. If you're are looking for a great deal, September is the month to negotiate as we prepare to ramp back into season.
